You may expect a home to be rent ready and on the market between 5-7 days after your first meeting if the property is handed over in rent ready condition. 

Level charges a $75.00 rental application fee for each person over the age of 19 planning to live in the home. This fee covers employment verification, criminal history and credit checks.

Although Level cannot guarantee a time frame, we market your property through the regional MLS, Zillow, Google, Facebook, Instagram and over 100 websites.

Rent is collected from the tenant portal, ACH, by check or money order. Rent is due by the 5th day of each and our owners are paid between the 10th -12th day.

We’ll use practical tools and results-oriented strategies to determine the proper rent. Among other practices, we conduct deep research and market comparisons. All the gathered knowledge allows us to create highly competitive rent prices.

Please check with your insurer to confirm the property is covered for renters. 

The new tenants must sign a lease, transfer all utilities, pay the security deposit and first month’s rent before moving in. All pet fees are due at the time of move in.Sometimes there are extra fees involved. In this case, they need to settle all of these things when signing the agreement.

We inspect at move-in, six-month anniversary, quarterly drive-bys and at move-out.

The lease agreement contains strict rules regarding rent payment delays and failures. If the tenant continues to pay late or skip payments, we will start the eviction process according to Alabama statutes.  

Upon move-out inspection the owner and tenant will receive a list of repairs. The tenant’s security deposit will be charged for any damage or repairs deemed their responsibility.
